The Academic Calendar

If your Los Angeles home is one that may appeal to a family with school-age children, definitely consider the academic calendar when selling a home. Most parents hate to disrupt their children’s school schedule. This means they are less likely to move during the school year. They would rather take on a move during the summer months when school isn’t in session. So, to cater to this group, you should list your home in the spring to sell in the summer. Now, if you are selling a one-bedroom condo in West Hollywood rather than a home in Bel-Air, Beverly Hills, Hancock Park or the Hollywood Hills, appealing to parents with children is less important.

The Tax Calendar

No one likes to pay taxes, and one of the best times to list a home is right after tax time – mid April. Deducting mortgage interest and closing costs can significantly reduce your tax obligation and that prospect is especially appealing to someone who just wrote a rather large check to the IRS.

The Weather Calendar

This is less important for LA real estate than in other parts of the country that experience more extreme weather shifts over the seasons, but it’s still something to consider. According to a recent article there is a surge in the amount of searches around the country for “warm weather properties” as the temperature drops. Los Angeles real estate certainly qualifies as warm weather real estate.

The Holiday Calendar

Holidays are a notoriously bad time to sell a home. Most people would rather spend their off time with friends and family rather than driving around looking at houses. Now, on the flip side, the ones who do get out during the holidays really want to buy a house. It’s up to you whether it is worth it to disrupt your holidays in order to attract these very highly motivated buyers.

The Calendar

Don’t neglect to take into account the calendar on your wall when deciding to list your home. Certain dates – like January 1st, have special significance. What dates are significant in your area? Are there events that draw a large number of people to the area? That might indicate a good time to market your home. Your agent will be able to help you with this.

With year-round great weather and a strong real estate market, it’s always a good time to sell a home in Los Angeles, but there are times that are exceptionally good. Maximize your chance of selling your LA home quickly and for a premium by listing your home at the right time.
