The Hollywood Hills Bird Streets Are on Fire!

 

Over the past several months Los Angeles real estate has been heating up. It is now more of a seller’s market this summer with many homes for sale going into multiple offers, selling for more than the asking price and buyers even willing to pay for fees typically covered by the seller such as termite.

Nowhere is this real estate phenomenon more apparent than in an area between Beverly Hills and the Sunset Strip (overlapping part of Doheny Estates) called the “Bird Streets”.  As you may have guessed the streets in this Hollywood Hills area are named after birds such Blue Jay Way, Oriole, Nightingale, etc. Yet, the Bird Streets are better known for their famous celebrity residents.

The average price per square foot in the Bird Streets has surpassed $900 per square foot and that is for a house that needs work. If the house is remodeled with views and pool (which most every home in this area has a pool) you will be easily need to shell out at least $1,000 per square foot.  The large amount of homes being built and remodeled in the area is also an indication of the high demand.

This summer I sold two homes in the Bird Streets, one on Flicker Way and one on Swallow Drive in the Doheny Estates proper area. As is typical in this market, we received multiple offers on both properties. Although, the house on Swallow Drive did not even hit the open market and we had 3 offers come in, each offer stronger than the next. Besides the pool and views, the Swallow Drive house corner lot location and greatly sought after mid-century architecture with an abundance of light and high ceilings makes it a winner whether you want to remodel or tear it down and bring it to the next level.

Last week, I previewed a walled and gated Trophy Bird Street property on 1435 Tanager Way. This contemporary house is one of my favorite new listings this month to come on the market. The house style has timeless elegance featuring high ceilings, tons of nature light, fluid floor plan with amazing jet liner-like city and ocean views.  Turns out the house is owned by a high profile industry couple (no surprise there), Emmy winning actress Megan Mullally and her husband Nick Offerman .

At the asking price of $12,650,000 with interior square footage of the house measuring 3,803 they are aiming for New York City prime Manhattan prices at $3326.32 per square foot. Maybe it’s because those hunky Facebook suing Winklevii twins just dropped $18,000,000 for the newly-completed contemporary house next door?¬¨¬®‚Äö√тĆ 1435 Tanager Way is definitely one the best properties I have seen all year, but I would be very surprised if they got even within a few million of that number. I guess if you don‚Äö√Ñ√∂‚àö√ë‚àö¬•t ask, you don‚Äö√Ñ√∂‚àö√ë‚àö¬•t receive.
